If you hire a realtor, you'll be asked to make repairs and updates to get the home ready for sale. We're not going to ask you to do that. In fact, we don't want you to do that, because we want to eventually make those updates in our own style.

We'll come out and look at your Humble home to be sure it meets our investment criteria. If you sell your house to us, that will be the only time you'll need to show the place to anyone, and it'll also serve as your only home inspection, because we'll be making note of what we would need to repair and update.

Not all home buyers are the same

Just as some real estate agents will do a better job for you than others, some real estate investors will also.

What's the catch with pro home buyers?

Being able to avoid so many headaches in the selling process makes this option seem too good to be true, right? So, why doesn't everyone choose this path? There are a couple of reasons.

  1. If you already have one of the nicer houses on your street, an investor won't be able to increase the value enough through updates to have a chance to sell it for a decent profit. The investor option, therefore, isn't for everyone.
  2. Too many people focus on sale price of a home rather than profit. A house selling on the real estate market will almost always fetch a higher sale price than what an investor will offer. If you dwell on that and not on the total package of revenue and expenses, then you'll assume selling through a realtor is a better option.
